How much will it cost:

Selling Your Home (freehold)

The following is an example of the likely costs and expenses involved in selling a freehold property. This is based on our normal fixed fee.  Please note that in the event that your transaction is more complicated than a normal sale then costs will be higher based on the additional work required.

Moving Home:

We believe that you deserve the best service at a reasonable price. Our promises to you are that:

  • One of our experienced and qualified Chartered Legal Executives will handle your case with care, skill and attention. 

  • Good communication is key so you will have a single point of contact throughout and be provided with their direct telephone number and email.

  • We are selective with the number of clients we act for which means we will be proactive in dealing with your case and staying in touch.

  • We like to see all our clients face to face at least once during the transaction and are happy to meet with you at home if an office appointment is not convenient.

  • To fit in around your lives, evening and weekend appointments are available subject to availability.

  • Our team is friendly, approachable and understanding of the stresses and strains that come with moving home.  They will treat you as an individual and be on hand to help in whatever way they can.

  • £900 plus VAT

Expenses:

  • Copies of Land Registry document – £3 plus VAT per document

  • AML Security Checks – £10  plus VAT per document per client

  • Bankruptcy search - £2 plus VAT per client

  • Search fees £250 (estimated)

  • Bank CHAPS fee £12.50 plus VAT

  • Land Registry search fee £3 plus VAT

  • AML security check - £10 plus VAT per client

  • Stamp Duty Land Tax - variable depending on purchase price

  • Land Registry fees - variable depending on purchase price

Buying Your Home (freehold property without a mortgage)

The following is an example of the likely costs and expenses involved in buying a freehold property without a mortgage. This is based on our normal fixed fee. Please note that in the event that your transaction is more complicated, for example you are buying with a Help to Buy ISA or a mortgage then costs will be higher based on the additional work required.

The following is an example of the likely costs and expenses involved in buying a leasehold property without a mortgage. This is based on our normal fixed fee. Please note that in the event that your transaction is more complicated, for example you are buying with a Help to Buy ISA or a mortgage then costs will be higher based on the additional work required.

  • £1100 plus VAT

 

Expenses:

  • Search fees £250 (estimated)

  • Land Registry search fee – £3 plus VAT

Stamp Duty:

Whether Stamp Duty Land Tax is payable depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC's website or if the property is located in Wales by using the Welsh Revenue Authority's website here.

We will advise whether you qualify for any exemptions or reliefs once we have a clearer understanding of your circumstances, for example if you are a first time buyer or are buying a second property.
