How much will it cost:

Selling Your Home (freehold)

​​The following is an example of the likely costs and expenses involved in selling a freehold property. This is based on our normal fixed fee.  Please note that if your transaction is more complicated than a normal sale then our costs will be higher based on the additional work required. Examples of additional work could include (but are not limited to) preparation of additional documentation necessary to progress the sale, the existence of a management company or where the property is subject to shared facilities, an unreasonable delay from any party resulting in additional work.

Moving Home:

We believe that you deserve the best service at a reasonable price. Our promises to you are that:

  • One of our experienced and qualified Chartered Legal Executives will handle your case with care, skill and attention. 

  • Good communication is key so you will have a single point of contact throughout and be provided with their direct telephone number and email.

  • We are selective with the number of clients we act for which means we will be proactive in dealing with your case and staying in touch.

  • We like to see all our clients face to face at least once during the transaction and are happy to meet with you at home if an office appointment is not convenient.

  • To fit in around your lives, evening and weekend appointments are available subject to availability.

  • Our team is friendly, approachable and understanding of the stresses and strains that come with moving home.  They will treat you as an individual and be on hand to help in whatever way they can.

Heritage Law Legal Fees:

  • £1,050.00 (plus £210.00 VAT at 20% total £1260.00)

Disbursements:

  • Copies of Land Registry documentation – £8.40 (£7.00 plus £1.40 VAT at 20%) per document

  • AML identification check - £14.40 (£12.00 plus £2.40 VAT at 20%) per client

  • Bankruptcy search - £7.20 (£6.00 plus £1.20 VAT at 20%) per client

  • Bank transfer fee - £36.00 (£30.00 plus £6.00 VAT at 20%) per bank transfer   

Heritage Law Legal Fees:

  • £1,100.00 (plus £220.00 VAT at 20% total £1,320.00)

 

Disbursements:

  • Standard Property Search fees including Heritage Law administration fee – received as a payment on account at the start of our work - £400 (no VAT)

  • AML identification check - £14.40 (£12.00 plus £2.40 VAT at 20%) per client

  • Bankruptcy search - £7.20 (£6.00 plus £1.20 VAT at 20%) per client

  • Bank transfer fee - £36.00 (£30.00 plus £6.00 VAT at 20%) per bank transfer   

  • Land Registry search fee - £8.40 (£7.00 plus £1.40 VAT at 20%)

  • Stamp Duty Land Tax - variable depending on purchase price

  • Land Registry fees - variable depending on purchase price

Buying Your Home (freehold property without a mortgage)

​​

​The following is an example of the likely costs and expenses involved in buying a freehold property without mortgage funding. This is based on our normal fixed fee. Please note that if your transaction is more complicated than a normal purchase then our costs will be higher based on the additional work required. Examples of additional work could include (but are not limited to) preparation of additional documentation necessary to progress the purchase, the existence of a management company or where the property is subject to shared facilities, unreasonable delay from any party resulting in additional work or where the property is newly built.​

Please note that if your transaction is more complicated than a normal sale then our costs will be higher based on the additional work required. Examples of additional work could include (but are not limited to) preparation of additional documentation necessary to progress the purchase, the existence of a second management company or complex management structure, unreasonable delay from any party resulting in additional work or where the property is held on a shared ownership basis.​

  • £1,500.00  ((including HL leasehold property fee of £300.00) plus £300.00 VAT at 20% total £1,800.00)

 

Disbursements:

  • Copies of Land Registry documentation – £8.40 (£7.00 plus £1.40 VAT at 20%) per document

  • AML identification check - £14.40 (£12.00 plus £2.40 VAT at 20%) per client

  • Bankruptcy search - £7.20 (£6.00 plus £1.20 VAT at 20%) per client

  • Bank transfer fee - £36.00 (£30.00 plus £6.00 VAT at 20%) per bank transfer   

  • Landlords/managing agents' pack – variable depending on Landlord/management company

Buying Your Home (leasehold property without a mortgage)

The following is an example of the likely costs and expenses involved in buying a leasehold property without mortgage funding. This is based on our normal fixed fee. Please note that if your transaction is more complicated than a normal purchase then our costs will be higher based on the additional work required. Examples of additional work could include (but are not limited to) preparation of additional documentation necessary to progress the purchase, the existence of a second management company or where the property is subject to shared facilities, unreasonable delay from any party resulting in additional work or where the property is newly built and/or being purchased on a shared ownership basis.​​

Heritage Law Legal Fees:

  • £1,550.00 ((including HL leasehold property fee of £300.00) plus £310.00 VAT at 20% total £1,860.00)

 

Disbursements:

  • Standard Property Search fees including Heritage Law administration fee – received as a payment on account at the start of our work - £400 (no VAT)

  • AML identification check - £14.40 (£12.00 plus £2.40 VAT at 20%) per client

  • Bankruptcy search - £7.20 (£6.00 plus £1.20 VAT at 20%) per client

  • Bank transfer fee - £36.00 (£30.00 plus £6.00 VAT at 20%) per bank transfer

  • Notice fees, Deed of Covenant, restriction fees - variable depending on Landlord/management company

Stamp Duty:

​

Whether Stamp Duty Land Tax is payable depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC's website or if the property is located in Wales by using the Welsh Revenue Authority's website here.

​

We will advise whether you qualify for any exemptions or reliefs once we have a clearer understanding of your circumstances, for example if you are a first time buyer or are buying a second property.
